Aruba Vacation Houses - Policies, Terms, and Conditions
1. Accommodation Agreement
Aruba Vacation Houses ("us") acts as Property Manager for the Accommodation and the Guest ("you") agrees to the following terms:
1.1 Guest must be an adult, at least 18 years old, occupying the reserved Accommodation during the specified period. Other occupants must be family members, friends, or responsible adults under direct supervision. Exceeding the maximum occupancy or allowing unauthorized persons to stay may lead to immediate termination of the rental agreement without any refund.
1.2 Excessive noise or nuisances causing complaints from neighbors may result in the termination of the rental agreement and forfeiture of the security deposit ($500 maximum) and rents.
2. Property Rules
At Aruba Vacation Houses, we take pride in providing fully furnished accommodations that are thoughtfully designed to offer the utmost comfort and convenience. When you stay with us, you can expect a seamless experience as we ensure every detail is taken care of.
Our furnished accommodations include:
- Cozy Bedspreads and Linens: Drift into a peaceful slumber on our comfortable beds, adorned with soft and inviting bedspreads and fresh linens.
- Plush Towels and Beach Towels: Towels in the bathrooms, and for your beach excursions, we've got you covered with beach towels too.
- Fully Equipped Kitchen: Prepare your favorite meals in our well-equipped kitchens, complete with all the necessary utensils and appliances for your culinary adventures.
- Entertainment and Relaxation: Unwind and stay entertained with the TV and entertainment options available in our accommodations.
- Standard Stock of Guest Supplies: To make your stay hassle-free, we provide a standard stock of essential guest supplies, ensuring you have everything you need right at your fingertips.

Check-In and Check-Out
6.1 Check-in time is 4:00 p.m. on the arrival day. Keys are handed over after payment and signing the rental agreement.
6.2 Check-out time is 11:00 a.m. on the departure day. Late check-out may incur additional fees.
- Cleaning: The Accommodation is thoroughly cleaned before arrival. Guests are required to leave it in good condition. Stays over 7 nights receive free extra cleaning. Standard cleaning fee applies for arrival and check-out. Additional cleaning services are available at a cost.
- Internet Service: Unlimited broadband wireless internet service is provided, and we will assist in case of any malfunction.
- Pool Safety: If an Accommodation includes a pool, Guests assume all risks and must adhere to posted rules and policies.
- Maintenance: We address maintenance issues promptly. If an issue significantly affects the stay, we may offer a partial refund or relocate the Guest.
- Common Areas: Complexes with common areas have rules and regulations that Guests must adhere to.
- Pets: Pets are strictly not allowed in or around the rental properties.
- Smoking: Smoking is prohibited inside the rental properties but allowed on balconies/terraces or exterior areas.
- Liability: We do not accept liability for inconveniences arising from temporary defects or stoppage in utilities or weather/road conditions. No refunds will be given for weather-related issues.
- Delivery Policy: Aruba Vacation Houses warrants the delivery of the specified Accommodation as agreed with the Guest. In case of maintenance issues, we will address them promptly or offer alternatives.
- Service Warranty: Services provided by Aruba Vacation Houses meet our high standards. If a service does not meet expectations, we may refund or redo it to ensure Guest satisfaction.
Entire Contract: This Agreement constitutes the entire contract and may not be contradicted by prior or oral agreements. Any invalid provision shall not affect the remaining terms.
Payment & Security Deposit
2.1 Payment is preferred through secure online credit card payment, bank wire transfer, or other agreed methods. The full payment or Reservation Deposit secures the reservation.
2.2 A credit card authorization serves as the Security Deposit. The Guest's credit card will not be charged unless damages exceed normal wear and tear.
Cancellations and Refunds
- Cancellation of Accommodation Reservation:
- Reservations are confirmed upon payment receipt.
- Guests may cancel reservations at any time by providing written notice to Aruba Vacation Houses.
- Cancellation Fee:
- If payments are made according to the standard Payment:
- Cancellation Fee equals all sums paid under the Payment.
- Guest forfeits all sums paid, and any unpaid installment is waived upon cancellation.
Refunds Policy:
At Aruba Vacation Houses, we understand that plans may change, and we strive to provide a fair refunds policy that considers the timing of cancellations. If your payments exceed the Cancellation Fee, we will issue a partial cash refund to you.
Refunds are subject to the following guidelines based on the timing of your cancellation:
- Cancellations received over 45 days before the check-in date: You will receive a refund of 50% of the Total Amount paid.
- Cancellations received between 45 and 15 days before the check-in date: You will receive a refund of 30% of the Total Amount paid.
- Cancellations received less than 15 days before the check-in date: Unfortunately, no cash refunds can be issued for cancellations made within this period, as the property might have already been reserved for your stay.
However, we value your business and want to ensure you have a great experience with us. In the event of a cancellation within the 15-day window, we will provide you with a voucher that is valid for one year. This voucher can be used for a future booking, giving you the flexibility to plan your Aruba getaway at a later date.
Please note that any refunds or voucher issuances will be processed promptly, and we are always available to assist you with any questions or concerns regarding our refunds policy. Your satisfaction and understanding are of the utmost importance to us, and we look forward to hosting you at Aruba Vacation Houses in the future.
- ARUBA VACATION HOUSES may provide a partial cash refund if the Accommodation is re-booked for the same or shorter period at a lower price.
- Travel Insurance:
- Guests are advised to get trip or travel insurance covering the Cancellation Fee.
Consumer Data Privacy Policy: We collect Personal Information to facilitate bookings and manage accounts. We do not share Personal Information with third parties without explicit approval.
Secure Online Payment: Your payment information is collected solely for processing and is securely managed by established payment gateways.
Cookies and Other Tracking Technologies: We may use cookies to enhance user experience but do not include Personal Information.
Security: We follow industry standards to protect Personal Information during transmission and storage.
